Exactly. This is only attracting foreign interest due to th artificially constrained supply. If they were serious about the issue, they would increase supply.

Imagine if the government of Canada used just 1% of the 89% of crown land it owns out of all the land in Canada to give to people for housing.

Would anyone live on that 1% of land ? Should the government build houses there ? And give them away for free, or sell them (at what price) ?

I'm not sure what your suggestion would solve.

Not really. Vancouver, one of the worst places in Canada for foreign investment driving up prices, has been adding new high density housing as fast as it can for 20 years now. One of the primary constraints is the construction trade that can't keep up with demand.

One good rule of thumb is that whenever people are blaming foreigners for their problems, they're wrong. Investment in housing and price increases are related. But it's the price increases that cause the investments, not the other way around.

i don't think there's too many people (or at least, people making these decisions) who think foreign ownership is the real problem here. it's just the portion of the problem that's politically easiest to tackle. banning foreign ownership will help, even if only a little bit.

However many foreigners will be punished as a result, even if their participation in the housing market was going to be in good faith and aligned with the public interest.

If the actual problem is vacant units, then punish vacancy.

Failing to do that is admitting that xenophobia is easier than good policy.

What changed? Governments used to aggressively intervene in the housing market.

Why would the Australian government intervene in the housing market when they can just ride the wave of infinite foreign investment instead? If the goal was actually to ensure that Australian families could afford a reasonable quality of life they would have done something about the housing market 40 years ago.

Both foreign housing sales and startup visa-style investments flood foreign capital into the country making everyone wealthier (either getting reinvested in more housing/jobs or spent in stores then taxed). So hopefully the new law won't do much to stop that. It's probably not surprising that for all the things to get upset about, re: lack of housing supply, people always choose the foreign boogeyman route.

The problem is not rich people overseas, its rent seeking rich people everywhere. 1 person - 1 property. Commercial property should be state owned with perpetual leases.

"Unenforced"? No, no -- the $10,000 fine will be collected. It's just the forced sale that might not occur if the superior courts are busy (and they are!), and if it does occur, the foreign nearly-buyer will be out $10,000. There's no need to encourage baseless Reddit speculation, just read the law itself -- I've linked it, you've linked it -- and reason about how the government will act based on the last 30 years of government (in)action.

I was asking about the rich people in his county, who don't currently live in the mountain town.

So the "rich people" in this country just stay at hotels when they visit here. I don't know why the mentality is different but it is. I guess they just feel it's easier to access so less anxiety about "securing a piece of land" or something.

Our theory is that for the foreign owners of the properties, it's mostly a status symbol, like a gucci bag or something, to say "I've got a place in blah, please come visit sometime".

But yeah, as most have said, even for a wealthy person from this country, they generally aren't a match if a bidding war kicks off, they'll lose.

Also as I said earlier, there is a weird preferential treatment given to "white people", it's really hard to understand but it does exist as much as I hate to say it. Even though mostly properties end up being owned by foreigners from Asia, the white people are the face of the operation.

Like I said, I hate to say it, but it's just facts, it's sad it's happening really.

There are efforts for local intervention, such as a "council" who seems to be trying to put together a fund to buy places before they move to offshore ownership, they just seem a bit slower than the property pros.

The article quotes a shortage of 3.5M homes. That's somewhat more than 25k. Perhaps a more difficult problem to solve.
